Purple Painting turns apartments between tenants for property managers in Isla Vista, Goleta and Santa Barbara: more than 250 units since 2023, most of them each June between one year’s leases and the next. We also take on the repairs, full repaints and exteriors a managed property needs.

How We Turn Units

  • What a turn covers

    A complete unit repaint covers all walls, trim and baseboards, interior doors, closets, kitchen and bathroom walls and bathroom ceilings. Kitchen cabinets, vanities, millwork, shelving and colour changes are not part of the turn price, and are added when a unit needs them.

  • Scoped room by room

    Each unit is written up room by room: what gets a complete coat, what gets touch-ups, and every door on both sides with its jamb. Partial turns are common: in June 2025 most units for one manager took between four and sixteen hours of painting.

  • Ready before move-in

    We keep a turn schedule with each unit’s date, address, service, start, due and move-in dates, and batch painting and cleaning by day, weekends included. In June 2026 we turned 31 units for one manager, most of them in a single week.

  • Cleaning too

    For one manager in 2026 we did the turnover cleaning as well as the painting, refrigerators and windows included, so one crew handled the whole turn.
