What We Do for HOAs and Community Associations

Color approvals

We match your association’s approved colors, building by building. We provide paint samples and mockup portions of the walls before committing to the full application.

Repairs before paint

On an HOA stucco repaint of two buildings, we bleached to kill any mold or mildew, patched large cracks in the plaster, filled the other cracks with an elastomeric bridging caulk, primed the integral plaster with Loxon by Sherwin-Williams, pole sanded the primed surfaces and applied two coats of Emerald Flat. The perimeter walls were included.

Working around residents

We work with the association to access patios and mask off residence areas, and we cone off the areas where we work with boom lifts to prevent traffic problems. When we refinish doors, we post “wet paint” signs so residents have instructions not to touch them. Every unit presents a different set of masking challenges including lighting fixtures, staircases, cabinetry and hardware, flooring and glass.

Phased scheduling

We schedule HOA work in phases. On the two-building repaint we worked one unit at a time, in six phases from August to October. On a condominium entry door refinishing, we tracked every door by unit, condition and completion date.

Assessing a community and setting priorities

For one community of 32 units, we evaluated every unit for surface condition, weather exposure, maintenance history and appearance, rated each from 1 to 9, and recommended painting 6 units first. The scope was a one-coat refresh to keep the existing color consistent, and any preparation beyond minor repairs would need additional authorization.

Services for HOA exteriors

Besides painting, we offer the exterior services associations ask for: stucco, masonry and plaster, wood and siding, metal railing and marine epoxy coatings, graffiti removal and prevention, pressure washing, deck restoration and rust remediation.

HOA and Multi-Unit Projects

The Alma del Pueblo Homeowners Association manages the Santa Barbara Public Market and many condominiums in the ART district next door. Especially in communal spaces, doors, outdoor benches, and other daily fixtures wear down quickly. On this project we sanded, stained, then clear coated everything for long term protection, including the residents’ entry doors and door frames, with colors matched to the existing stain colors. See the Old Spanish Door Stain (HOA) project.

Our Prepping San Roque project shows how we mask each unit, and how we help clients choose color and sheen with paint samples and mockups.

Frequently asked questions

Will you paint in our association’s approved colors?

Yes. We match your association’s approved colors, building by building, and we provide paint samples and mockup portions of the walls before committing to the full application.

Can you provide a certificate of insurance for our board?

Yes. We can name your association as additional insured under our general liability policy, per your written contract. We carry $1,000,000 of general liability insurance per occurrence, a $25,000 contractor’s bond and a $100,000 LLC employee/worker bond, under California license #1096227. See our contractors page.

How do you work around residents?

We work with the association to access patios and mask off residence areas, cone off areas where we work with boom lifts, and post “wet paint” signs so residents have instructions not to touch freshly finished doors. We schedule in phases, one unit at a time where that suits the property.

What repairs do you do before painting?

On exterior stucco, we bleach to kill any mold or mildew, patch large cracks with plaster patch, fill other cracks with an elastomeric bridging caulk, prime the surface and pole sand it before painting. For wood doors, we scrape away loose or failing stain and sand before staining. See our exterior painting and wood finishing services.

How is HOA work priced?

Regardless of the project’s size, we offer competitive, transparent pricing. For one HOA’s entry doors, each door was priced based on its condition, and for a multi-property proposal we provide a detailed Schedule of Values for each property.

How often should HOA wood doors and fixtures be refinished?

When managing a property you can reduce liability from splintering or deteriorating wood by re-finishing surfaces every 2-3 years. See our Old Spanish Door Stain (HOA) project.

Do you offer long-term maintenance plans?

Yes. We take on long-term maintenance plans as well as one-time projects.
