A complete exterior repaint of the three buildings at Moreton Bay Professional Plaza, an office complex in Goleta, for Braun Property Management. We pressure washed all the exterior surfaces with detergent, scraped the failing paint, patched damaged wood and stucco, and sanded every patch to a uniform texture. Bare wood was spot primed with an oil-based primer, and the repaired areas were spot painted.
The stucco, eaves, soffits, fascia, trim and doors then got a full recoat in premium paint, matching the existing colour and sheen. We also refinished the site elements: the signs, the directory, the courtyard benches and light posts, the parking lot light posts, the planter and the mechanical well building. The work was phased to keep disruption to the tenants low.
How we did it

Power wash
All exterior surfaces of Buildings A, B and C were power washed with detergent where needed to remove dirt and mildew.

Scrape the failing paint
Failing paint was scraped and the debris disposed of properly.

Patch wood and stucco
Damaged wood was patched with wood filler and damaged stucco with stucco patch, and every patch sanded to a uniform texture.

Spot prime and spot paint
Bare wood was spot primed with an oil-based primer, and the repaired areas were spot painted.

Recoat the buildings
The stucco, eaves, soffits, fascia, trim and doors got a full recoat of premium paint, matching the existing colour and sheen.

Refinish the site elements
The main sign, directory, courtyard benches and light posts, parking lot light posts, the round planter and the mechanical well building were refinished.

Phase the work around tenants
The work followed tenant phasing plans to keep disruption to a minimum.
