Homes in Hope Ranch
Hope Ranch is an unincorporated coastal community west of Santa Barbara. Its first houses went up in 1925 and 1926, many set among the oaks, and much of that tree canopy remains.
The Hope Ranch Park Homes Association manages the private roads, riding trails and beach. Check its requirements before an exterior colour change.
Climate and coatings
Under oaks and close to the ocean, walls can stay shaded and damp, which is where mildew grows. Sherwin-Williams recommends washing it off with a diluted bleach solution, letting the wall dry, and using a paint with mildew-inhibiting agents.
