For the Casitas de la Riviera Homeowners Association, Purple Painting primed and repainted all of the unsealed, integral exterior stucco on both of the community's buildings, perimeter walls included. The work ran building by building, in eight phases.

We masked everything not being painted, worked with the association to reach patios and mask off residences, coned off the areas where we worked with boom lifts, and removed sconces, shutters and hardware that were being replaced. Then we bleached to kill mold and mildew, patched large cracks in the plaster, filled the other cracks with an elastomeric bridging caulk, primed the stucco, pole sanded the primed surfaces and applied two coats of flat finish paint. Colors matched the association's approved colors, and the gutters were finished in satin.

How we did it

  1. Mask and set up access

Everything not being painted was masked, working areas were coned off for the boom lifts, and the crew worked with the association to reach patios and mask off residences. Sconces, shutters and hardware being replaced were removed.

  2. Bleach for mould and mildew

Surfaces were bleached to kill any mould or mildew before repairs.

  3. Patch and caulk the plaster

Large cracks in the plaster were patched, and other cracks were filled with an elastomeric bridging caulk.

  4. Prime the integral plaster

All of the unsealed, integral plaster got a full coat of masonry primer that works over plaster across a wide pH range, tinted where needed for coverage, then was pole sanded.
