The Alma del Pueblo Homeowners Association manages the Santa Barbara Public Market and many condominiums in the ART district next door. Especially in communal spaces, doors and other daily fixtures wear down quickly. When managing a property you can reduce liability from splintering or deteriorating wood by re-finishing surfaces every 2-3 years. On this project we sanded, stained, then clear coated everything for long term protection.

Wood Preservation

While natural wood is beautiful and highly versatile as a building material, it can also be vulnerable with a shorter lifespan than metals or stone. Unlike paint which sits on top of the grain, stains soak in for better resistance against moisture and the UV damage towards the wood's lignin, or binding.

The Work

We refinished the residents' entry doors and door frames throughout the condominium complex. Loose or failing stain was scraped away, the doors were sanded and cleaned, and hardware, hinges and wrought iron detail were masked off. Each door got one coat of semi-transparent stain in colours to match the existing stain colours, and doors with an existing white wash look got one extra light coat of pickling white stain.

We also refinished the weathered rooftop terrace benches at the Santa Barbara Public Market next door.

How we did it

  1. Protect the site

Wet paint signs were posted so residents knew not to touch the doors, and floors and tiles were covered. Hardware and hinges were masked or removed, and wrought iron detail was masked off.

  2. Scrape and sand

Loose or failing stain was scraped away, and each door was sanded to remove as much of the old stain as possible without stripping it, then cleaned of dirt and dust.

  3. Stain to match

One coat of semi-transparent stain on one side of each door and on the frames, in colours matched to the existing stain.

  4. Pickle the whitewashed doors

Doors with an existing white-wash look got one extra light coat of pickling white exterior stain, which collects in the deep grain.
