Phase 2 of the Santa Barbara County Courthouse roof rehabilitation and exterior restoration, a public works project for Plant Construction with the County of Santa Barbara as owner.
The scope covered the exterior stucco walls, balconies, fascia and soffits, the wood corbels under the roof overhang and the balcony, wood and metal doors and frames, wood and metal windows and sash grids, wood shutters, and the wrought iron guardrails, window grilles and ornament. Change orders added the bell tower and plaster patching.
Damaged plaster was photographed and numbered by quadrant and level, then patched before painting. The submitted patching materials were a bonding agent, Portland cement, Type S lime and washed plaster sand. The paint submittals were a concrete and masonry primer-sealer and an exterior acrylic latex in flat, and brush-out samples of the stucco and eaves colours, matched to Phase 1, were submitted.
How we did it
-
Photograph and number the damaged plaster
Damaged plaster was photographed and numbered by quadrant and level so every patch could be tracked.
-
Patch the plaster
Damaged plaster was patched with a bonding agent, Portland cement, Type S lime and washed plaster sand, and cracks were repaired, ahead of painting.
-
Mock up a cosmetic patch
A cosmetic patch mock-up on a wall above the tile roof showed how the repair would blend into the existing texture.
-
Prime and paint the plaster
New and repaired stucco was primed with a masonry primer, then given two coats of an exterior acrylic over it, including the soffits and crown moulding.
-
Prime and paint the wood
The wood corbels, doors, windows, sash grids and shutters were primed with an exterior wood primer and given two finish coats.
-
Coat the wrought iron and metal
The ferrous metal, wrought iron guardrails, window grilles and ornament got a zinc-rich primer, two intermediate epoxy coats and a Tnemec polyurethane finish.
-
Paint the bell tower
A change order added the bell tower: one coat of primer and two coats of paint on its plaster walls, soffits and crown moulding, plus the wrought iron balcony railings.
