A Montecito condo got a face lift before it was sold, for the realtor Kit Peterson of Berkshire Hathaway. It was painting only: the walls were converted from yellow to an off-white flat, and the trim, doors and cabinets were touched up to match.
We masked and covered everything not being painted, removed the blinds, fixtures and hardware that were being replaced, scraped loose and failing paint, patched drywall holes with spackle, sanded and spot primed the patches, scuffed the shiny enamel finishes for adhesion and primed all the new drywall patches. Cracks in the crown molding were caulked in a color-matched caulk. The living room and the bedrooms had two coats to cover the yellow, in an off-white flat matched to the entryway. The entry way and entry bath walls were finished to match what was there, and the sun room was patched and touched up where there were holes.
Trim, doors and cabinets were satin in a custom match, and the two front entry doors were painted on the inside only, in an off-white enamel. We spent a day touching up the baseboards, doors, casings, vanities and kitchen cabinets.
How we did it
-
Protect and prepare
Everything not being painted was masked, floors were covered, blinds and fixtures being replaced were removed, loose paint was scraped, and enamel finishes were scuff sanded for adhesion.
-
Patch and prime
Drywall holes were spackled, sanded and spot primed, and all new drywall patches were primed.
-
Caulk the crown molding
Cracks at the crown molding were caulked with a colour-matched caulk.
-
Convert the yellow walls to off white
The living room and bedroom walls were changed from yellow to an off-white flat in two coats for coverage, and the entry in one coat to match the existing off white.
-
Paint the entry doors
The interior side of the front entry doors got two coats of off-white enamel to match the entryway.
-
Touch up the trim
Baseboard, doors, casings, vanities and kitchen cabinets were touched up throughout.
