A partial exterior repaint of a Santa Barbara home. Rather than repainting the whole house, we treated only the elevations that needed attention now and left the areas still in good condition for a future cycle. The existing paint on those elevations had faded significantly, so the wood siding and chimney got spot primer on bare and failed areas, then two finish coats, to hide the old colour evenly.
We pressure washed the exterior, cut out and replaced failed fascia wood where needed, filled, patched and caulked, and masked and protected the glass, hardware, gutters, light fixtures and landscaping. The fascia, the painted wood window and slider frames and the railings were spot primed and given two finish coats. The more weathered spindle railing was first sanded to bare metal, treated for rust and spot primed.
The entry wood panels on either side of the front door, the wood fence and gate (both sides) and the entry bench were sanded and finished in a semi-transparent stain.
How we did it
-
Pressure wash
We pressure washed the exterior, including a light rinse of the elevations not being repainted.
-
Repair the fascia
Failed fascia wood was cut out and replaced where needed, then filled, patched and sanded.
-
Fill, patch and caulk
Cracks were filled, patched and caulked ahead of any coating.
-
Mask and protect
Glass, hardware, gutters, downspouts, light fixtures and landscaping were masked and protected.
-
Treat the rusted railing
The more weathered spindle railing was sanded to bare metal, treated for rust and spot primed.
-
Prime and paint
Bare and failed areas got spot primer, then two finish coats to hide the old colour evenly on the siding, chimney, fascia, window and slider frames, and railings.
-
Stain the entry panels, fence and bench
The entry panels, fence and gate (both sides) and the sanded entry bench got one coat to match the existing finish.
