A full exterior repaint of a Santa Barbara home and its ADU and garage, with the color changed on every surface, for a client we have worked for before. The scope covered the siding, trim, fascia, eaves, window and door casings, railings, overhangs, corbels, trellises, doors and downspouts: flat on the body and eaves, satin on the trim, doors and trellises.
Preparation came first: pressure washing, scraping and sanding of loose and failing paint, re-caulking of gaps and joints, spot priming of bare wood and patched areas, and masking of landscaping, windows and fixtures. A separate wood repair scope was written up from a walk of the exterior, with twelve numbered repairs: replacing plywood patches and mismatched battens with matching T111 siding and battens, removing unused heater vents and filling the holes, replacing a failing eave board and a rotted corner, adding trim to fill voids at rafter ends and finish a corner, and rerouting loose cables. The paint went on in two coats, with one colour on the body, another on the eaves and white on the fascia, window trim, railings and trellises.
How we did it
-
Pressure wash
All exterior surfaces were pressure washed to remove dirt, debris and loose paint.
-
Scrape, sand and caulk
Loose, peeling and failing paint was removed, and gaps, seams and joints were re-caulked.
-
Repair the wood
A written list of twelve numbered repairs came first: mismatched or missing siding and batts replaced to match, a failing eave board and a rotted corner replaced, unused heater vents filled with matching siding, and trim added to close voids at rafter ends.
-
Mask and spot prime
Landscaping, windows, doors and fixtures were masked, and bare wood, rusted metal and patched areas were spot primed.
-
Two coats of exterior paint
Two full coats on the siding, eaves, fascia, window and door casings, corbels, railings, overhangs, beams, trellises and doors, with flat on the body and eaves and satin on the doors, trim and trellises. Downspouts were painted the body colour.
